Lead Commercial Real Estate Portfolio Representative

About this function:


Wells Fargo is seeking a Lead Commercial Real Estate Portfolio Representative. The analyst will be supporting Prescreening and Underwriting groups (Multifamily Capital, Real Estate Securitization and Capital Markets) and providing the different items to the reviewer/onshore group as per the agreed quality.


In this function, you will:


Evaluate intricate monetary efficiency of debtor and guarantor based upon a range of elements and figuring out a suitable risk rating, both qualitative and quantitative; this would consist of review of monetary statements and compare it against Commercial Property standards



Analyze historic capital and establishing proforma based upon historic efficiency of the residential or commercial property and appropriate market data



Evaluate existing leases within the residential or commercial property to determine possible impact on capital by reviewing for significant clauses, such as termination alternatives and go dark



Review loan files and summarize salient facts of the loan and ongoing covenants (both financial and non-financial) to be kept by the customer



Perform marketing research of property utilizing numerous third-party applications and compare efficiency of subject residential or commercial property against market data to reason of overall performance



Review 3rd party documents, such as appraisal, website assessment report, residential or commercial property condition assessment report to presume overall performance of the residential or commercial property and identify significant factors which may impact possession



Document and synthesize all findings based upon above pointed out evaluations



Quality check work carried out by junior team members and provide proper feedback on the same



Understand the feedback received from the onshore team members and share the very same to the team



Provide training to the employee and educate them on different scenarios

Conduct practical trainings for Staff member

Required Qualifications:


6+ years of commercial property industry experience, or equivalent demonstrated through one or a mix of the following: work experience, training, military experience, education




Desired Qualifications:


Ability to examine and process residential or commercial property monetary declarations and loan related files for all industrial residential or commercial property types (e.g. rent roll, historic operating statements, appraisal reports collections and spending plan)



Monitoring and analyzing the residential or commercial property performance based upon Tenants details, examine lease arrangements and relevant provision, Residential or commercial property Cash Flows and provide the needed suggestion to Prescreening/Underwriting group.



Perform market research study of real estate utilizing different 3rd party applications and compare efficiency of subject residential or commercial property versus market information to draw conclusion of overall performance.



Review 3rd party documents, such as appraisal, site examination report, residential or commercial property condition evaluation report to presume overall efficiency of the residential or commercial property and recognize substantial aspects which may affect possession.




Job Expectations:


6+ years of general experience in Commercial Property Industry - Prescreening and Underwriting for all business residential or commercial property types (MFC, RESCM).



6+ years of underwriting mortgage experience in traditional & FHA products.



Strong understanding in Government Sponsored Entities (Fannie Mae and Freddie Mac) and their underwriting procedures.



Strong Knowledge in Commercial Property domain.



Ability to check out, comprehend and manufacture data relating to residential or commercial property efficiency/ market associated information from numerous sources into one prescribed template.



Strong Knowledge of mortgages, genuine estate market, and financial loaning.



Strong knowledge in 3rd party files i.e., Appraisal, PCR, ESA, Flood Determination.



Strong MS Excel, PPT, Visio knowledge is mandatory.



Excellent English comprehension and composed communication abilities.



Flexibility towards deal with different processes/assignments.



Master Degree in Accounting and Finance.



Any expert Finance/Accounting/Economics accreditation would be a plus.

Work with people in more knowledgeable functions to understand client needs and coordinate efforts to service clients by working carefully with different departments in the Commercial Real Estate Underwriting practical location.



Achieve/Exceed the set quality/productivity targets.
